Prospective buyers are going to eventually have a home inspection done. You might as well know what they are going to find by having your home inspected prior to or while it is listed.   Copies of the home inspection report along with receipts for any repairs should be made available to potential buyers.  Here are some of the advantages of having your home inspected prior to listing it:

	If any problems are found they will be revealed ahead of time which will allow the seller to make repairs to the home and shop for competitive contractors, permits the seller to attach repair estimates or paid invoices to the home inspection report and removes over-inflated buyer procured estimates from the negotiation table.
